A new hotel may be in the works in Kissimmee, near the east end of Disney World and the US-192 corridor, according to the Orlando Business Journal.
Common Oak Engineering LLC has filed a proposal for the development of a 9,750-square-foot hotel with onsite parking at the southwest corner of N. Poinciana Blvd. and Kissimmee Vineland Road. We’ve got all the details you need to know.
The land is currently owned by Illinois-based Real Global Investments LLC, which purchased the land in 2013 for $462,500. No other specifics were included in the documents that have been submitted thus far. Common Oak Engineering also declined to comment when asked for further details.
The dimensions of the hotel plans hint at the property being a small hotel, per the senior director of hospitality market analytics at CoStar Group, Chatal Wu.
“Based on the building square footage, it looks to be a very small hotel. Typically, a hotel room ranges between 250 to 400 square feet in size. If adding all public spaces, 9,000 square feet would only yield 30 rooms at best,” she said. “However, the lot size of 1.5 acres is very typical for a hotel parcel. Developers can build a 100- to 200-room hotel inclusive of a surface parking lot on 1.5 to 2.5 acres.”
The location of the hotel also has potential since it’s close to Disney World, and not too far from SeaWorld and Universal Studios along I-4.
The largest hotels that have opened in the area this year so far are the three Epic Universe hotels: Universal Stella Nova Resort, Universal Terra Luna Resort, and Universal Helios Grand Hotel.
